Seven critical checks for land investment
The right plot, bought at the right price, is one of the most powerful investments there is. The wrong plot stays on your hands for years. The difference comes down to these seven checks.
Why a checklist?
Not every plot priced below market value is an opportunity. Over 16 years we have reviewed thousands of parcels, and in almost every problematic case at least one of the seven points below had been overlooked. Every property we present is put through this list.
Zoning status
Obtain an up-to-date zoning certificate from the municipality: is it a building plot or agricultural land? Is it zoned for residential, commercial or industrial use? What are the floor area ratio and permitted number of storeys? Is the expected rezoning merely a rumour, or is it written into the plan notes?
Title deed records and encumbrances
Liens, mortgages, annotations, usufruct rights and the ownership structure are all verified. Where the title deed is shared, we do not proceed until the position of the other co-owners is fully clarified.
Road access and frontage
Does the parcel front onto an official road? Is it a registered cadastral road or merely a track in use? A parcel without legal road frontage may not qualify for a building permit.
Infrastructure
How far are electricity, water, natural gas and sewerage from the parcel? Who is responsible for bringing the infrastructure in, and what will it cost?
Ground conditions and slope
We assess stream beds, made ground, landslide and earthquake risk, along with the gradient of the parcel and its impact on construction costs.
Area analysis
We examine recent comparable sales in the surrounding area, planned public investment, transport projects and the direction the area is likely to develop in over the next five to ten years.
Exit strategy
Who will buy this plot, when, and in what price range? An investment whose sale you have not planned at the point of purchase is not an investment.
